Buying and Selling in San Diego

Buying Guide

Reviewing your situation and timeline before starting a home search

Step 1: Analyze "Your" Situation:

Find out if you are ready to buy a home. I will ask questions to gather details to start the home-buying process. Communication is key, and I aim to keep in touch consistently.

Getting pre-approved and setting a budget with a lender

Step 2: Finance & Understand the Numbers:

Touring homes that match your wish list

Get your finances in order. My network of lenders and experts will help tighten your credit, determine your budget and down payment, and get you formally pre-approved for a loan. It is critical not to make large purchases or deposit large amounts of money without consulting the lender first.

I will help you create a "wish list" for your new home and community, match your must-haves with your budget, and use my expertise to find a place. This is the fun part!

Step 3: Shop:

Preparing a data-driven offer and negotiating terms

Make an offer and negotiate. I will formulate a fair, data-driven offer based on a market analysis and prepare the purchase agreement. I will also negotiate contingencies.

Step 4: Offer & Negotiate:

Signing loan disclosures after offer acceptance

Once your offer is accepted, we begin the Title and Escrow process (generally lasts between 17-30 days before closing) and your Lender will prepare and have you sign your loan disclosures based on the actual purchase contract.

Step 5: Offer Acceptance:

Selling Guide

Understanding why we sell

Step 1: Understand Why You're Selling:

Every listing is different. I will listen to your requirements and prepare a listing action plan. We will move forward with the agreed upon plan with the goal of selling your home for top dollar. Effective communication is a top priority.

the right price and terms

Step 2: Determine a Selling Price:

preparing your home

Pricing correctly from the start maximizes attention and the chance for the highest offer. Overpricing can lead to lost traffic during the critical first 30 days. After deciding on a price, the proper paperwork will be completed to disclose property details, and the Listing Agreement will be signed.

Step 3: Start Preparations

marketing to maximize

A Title Company will conduct a title search to uncover any issues before listing. Conducting pre-listing inspections can prevent unexpected surprises later. I will review reports with you and help arrange any necessary maintenance or improvements. Before professional photos, it's important to declutter, depersonalize, repair, and deep clean the home. All resources will be provided.

Step 4: Develop a Marketing Strategy:

Listing Distribution to consumer websites like Zillow and Realtor.com. Digital Marketing, including an exclusive property webpage. Featured Property Listings on my website. Internet Advertising on Google and Facebook. Professional Photography, Aerial Drone Photos & Video. Exclusive Video Tours. Property Brochures or Flyers. Extensive Networking

Step 5: Evaluate Offers

I review every offer, confirm the buyer is pre-approved, and walk you through price, deposit, financing, and contingencies so you compare them on substance, not just the headline number.

Step 6: Accept an Offer:

When both sides agree on terms, the purchase contract is signed and escrow opens.

Step 7: During Escrow:

The buyer may formalize inspections and the lender may require an appraisal. The buyer must also review Seller Disclosures and remove contingencies. I will help navigate any inspection reports or requests from the buyer.

closing and ownership transfer

Legal ownership is transferred to the buyer. You will sign final paperwork and arrange to cancel utilities (leaving them on until the close of escrow). I will collect keys and remotes, and you must remove personal profiles from smart home devices.

Step 8: Closing:
